We offer a quarterly service to help you maintain you rental property.

We inspect for problems that can cost you big money, if not caught early.

A small leak or drip that is not reported by the tenant can cause all kinds of major problems, if left unfixed for months.

I know, I have several properties myself.

It is rare to find a tenant that will change a furnace filter.

Most will just pull it out and never get the new one, or don't even know there is anything to change.

If a downspout falls off, you may never get a call, and the damage can be great.

Like the flooding of a basement or just destroying your foundation or you’re siding.

We change the furnace filter and do a complete safety  and maintenance check.

We will send you a complete report.

If any major problem is found, we will call you from the sight to inform you.

Our on site inspection includes;

· Change filter

·Check a/c outlets for wear and covers.

· kitchen sink and faucet for leaks.

· Bathroom sink and toilet for leaks.

·washer hoses for weakness and leaks.

·Dryer for heavy lint build up and vent “big fire hazed. “

· ceiling for signs of leaks

· Check for lose or missing downspouts and gutters.

· Look for missing and flaking paint and cocking on the outside.

· At entry doors, look for water damage to doors and floors.

· We check for anything that may be a health hazard or unsafe condition,

We will also report anything that we think is heavy wear or abuse to your property.

We will call and set up a time with the tenant every quarter. You may observe the inspection if you wish, but not required.
